Requirements for a complete application
Overview
- Applicants must be 18 or over to submit an application and to sign a lease.
- Application Fee $45.00 And is non-refundable.
- Unit viewed by applicant or representative.
- Application must be filled out in its entirety- signed and initialed where applicable.
- Copy of Photo ID or passport is required will all applications.
- Landlord will not accept a comprehensive reusable (portable) tenant screening report by a consumer reporting agency.
General Information
- Proof of Renter’s Insurance at lease signing.
- Pets upon approval by individual property.
- No Smoking on property, including marijuana.
- No growing, manufacturing, or distribution of any illegal substances.
- No growing, manufacturing, or distribution of marijuana and/or marijuana bi-products.
- Crime-Free property.
- Must be physically able to perform yard care and snow removal, and the lease/rental agreement will include a written requirement to do so, dependent on property.
- Landlord will not accept a comprehensive reusable tenant screening report by a consumer reporting agency.
Rental Criteria – This information will be accessed to conduct the tenant screening.
Rental History
- 12 months of positive Verifiable Rental History.
- Applicants must have a positive rental history, with no evictions or outstanding. balances owed to previous landlords.
- Previous home ownership (if applicable) will be verified from the mortgage company or bank.
Income/Credit Requirements
- Verifiable income (i.e., paystubs, W-2’s, award letters, etc.) with Gross Income of 3 times the rent.
- Good credit history (i.e., No collections, no late payments, etc.).
- Credit Report provided by Acranet (800) 304-1249).
- A minimum credit score of 600 is required. Applicants with lower scores may still be considered if they can provide a co-signer or additional security deposit.
- No bankruptcies in the past 3 years.
- Self-employed applicants will be required to show previous tax returns.
- Students or others with no verifiable income may be accepted with a qualified cosigner (after credit check of cosigner) or with additional Security Deposit.
Public Records
- No sexual based convictions.
- A criminal background check will be conducted, and applicants with a criminal history may be denied.
